Examples of such tenants may include drug stores, dollar stores, fast food restaurants, sit down restaurants, auto parts stores, national convenience stores, banks, auto rentals, national tire stores, convenience stores, and phone stores.

Joe Quinn, MBA
Joe Quinn, MBACo-Founder and Chief Executive Officer
Joe is the Co-Founder and CEO of Vision Building Capital.

Prior to launching Vision Building Capital with Gary Rosenbaum, Joe spent 20 years in the Food and Beverage industry working for major companies like Walmart/Sam’s Club, PepsiCo, The Coca-Cola Company, and Southern Glazer’s Wine & Spirits (SGWS).

Joe was the Vice President of Operations for Coca Cola and SGWS. Throughout Joe’s career he has led large sales, warehouses, logistics, merchandising, customer service, and has managed more than 200 commercial properties.

Highlights of Joe’s career with PepsiCo include winning its highest honor – the Global Harvey Russell Award, as well as its International Leadership Development Award in India, the CE Doolin Award (a company-wide honor for top overall plant), the Team of the Year Award, Operations Manager of the Year Award, and the Award of Excellence for Outstanding Community Partnerships.

Joe earned a Master’s degree in Business Administration from Lindenwood University, St. Charles, Missouri, and a Bachelor’s of Science degree in Finance and Banking from the University of Missouri — Columbia.

Joe has always believed in giving back to the community. He serves as Vice President for Loaves & Fishes for St Louis, Inc., and he is a member of the professional networking organization, Executive Connections of St. Louis. He is also a member of Saint Cletus Men’s Club, school volunteer, and a youth coach for multiple sports.

Joe married his high school sweetheart and they have four children.

Gary Rosenbaum
Gary RosenbaumCo-Founder and Chief Investment Officer
Gary Rosenbaum is the Co-Founder and Chief Investment Officer of Vision Building Capital and is responsible for deal sourcing, acquisition, and disposition of properties.

Gary is a veteran of 41 years in the commercial investment property business and has been involved with over $500 million in commercial real estate transaction. In 1980, Gary fell in love with the real estate business and joined the Midland Development Group. During Gary’s tenure at Midland, he led the company in leasing which included 1,000,0000 square feet of space between the St. Louis Market Place and
Manchester Meadows.

From 2008 — 2020, Gary was the CEO and Co-Founder of Midwest Retail Properties (MRP). In that time period, Gary led the company to acquire more than 250 freestanding retail properties including Walmart-anchored shopping centers, Dollar Generals, Dollar Trees and Family Dollars. Gary led MRP until his retirement from the company in 2020.

In 2021 Gary was a consultant for the Steinberg Group mentoring a new investment broker. During his
time as a consultant, Gary realized he wasn’t quite through with real estate investing and decided to start VBC along with Joe Quinn.

Gary has a Bachelor’s of Arts degree in Political Science from Bradley University in Peoria, Illinois.

When Gary is not thinking about investing in real estate, he spends his spare time volunteering at the Center for Cancer Care at St. Luke’s Hospital in St. Louis, and enjoys spending time with his wife and family.
